Title, survey, & due diligence on Central Virginia properties

Central Virginia properties often come with title quirks — old severed mineral interests, family chain-of-title gaps, unrecorded easements, and access issues that the deed doesn't address. PLDR works closely with regional title companies and surveyors to identify these problems before closing and to fix them when fixable.

For larger parcels, environmental review (Phase I and, when triggered, Phase II) is built into the due diligence period. PLDR coordinates with regional environmental consultants and negotiates the contract's diligence period and termination rights to fit.
